Our recommended system for detecting water leakage and automatic water supply shut-off in apartments with shared hot water systems.
Building regulation TEK17 §15-5 sets requirements for leak detection and automatic shut-off of water in rooms with a water installation without a drain.
Our recommended solution for leakage protection apartments and housing units with shared hot water systems is to install Waterguard+ on the home's main intake for cold and hot water. This provides a favorable and effective total security of the home with the possibility of additional functionality for monitoring temperature and humidity with wireless sensors. The solution also qualifies for discounted home insurance with your insurance company. Most homes built after July 2018 have leakage protection on the home's water intake.
2 valves are mounted on each the cold and hot water intake and is linked to the central unit (Linkbox+). Water is detected using sensor tape connected to the central unit and/or wireless sensors. The valves will automatically shut off the water supply at a signal and the system notifies the home owner immediately with sound, light and a push notification in the Abralife app.
The system also allows manual control of the valve (physically or via app) for easy water shut-off, e.g. in case of prolonged absence from home.
The valves from Waterguard are self-acting. This movement ensures that the valve does not become stuck over time.

Additional products and options
The sketch above shows valves mounted on the cold water and hot water intake. From experience, this provides a satisfactory security on most apartments. If circumstances allow it (e.g. free space for 2 valves in the distributor cabinet) we recommend mounting the valves as close to the apartments main intake as possible. If this is not in the kitchen, the sensor must be mounted on a bracket in the kitchen, and the included Sensor Tape is connected to the sensor instead of connected to the Linkbox+.
